Today we are looking at 578 Wyoming In Dayton OH. At the surface it appears to be a decent deal, but given that the property has been on the market nearly a year, I have some hesitation. I anticipate that there is either a large cap ex cost that will likely need repaired, or the seller was perhaps unwilling to negotiate in last years turbulent market and it sat.
In either sense the numbers do shake out initially and it does seem work pursuing further in order to get inside and see the true condition.
