Why I like it -
1) The seller has this listed for rent and for sale, and have been dropping the price. This tells me they are motivated. This home is priced OK, but I'd set a target acquisition at $197K-$205K.
2) The home is a fundamentally sound home, in a desirable area with strong ARV comps.
3) The work needed is relatively cosmetic, but it does need extensively updated.
4) This property is also very close to a medical center and would make about $2200+ on the furnished finder if holding the property for cashflow was desired.
